Ok–I promised myself that I wasn't going to jump on the Marie Kondo coattails to get open rates on the blog. And I want to be clear. That is not what I am doing here today. But if you are selling your house, Marie has touched upon something that I see daily in our business and I feel that I have been doing you all a disservice by not talking about it. Ever.

The Secret to Selling Your House
I've kept this big secret for a while because I thought people would think that I was weird if shared what I have witnessed over and over again.
Our houses and our things have energy.
When a house fails to sell it is often because of the energy in the house, starting with the listing photos.
Let me start back at the beginning to share what I mean.
Eight years ago, I worked in this house for 6 weeks to get it ready to sell….every room was like this…..
This was the master bedroom–notice the bleach stain in the carpet. The husband wrote a little love note to his wife in that spot with a red permanent marker.
The first bedroom that was staged with fresh paint, bedding, etc was their college-aged daughter's room. She was away at school so it was a quick fix. Here is the before and better (didn't have a pro photographer back in the day clearly ; )
The day after this room was completed, I received a text from the homeowner. She said that she slept in that bedroom and hadn't had such a good night's sleep in years. And she said she woke up feeling so peaceful.
Interesting anecdote, I thought, and filed it away.
Until the next project.
And the next.
The majority of the listings we work on sell super fast. We work with great realtors, of course, and I always say that our job is to sprinkle fairy dust on our listings. But what we really do is create a happy, light energy in our listings. Especially one that hasn't sold previously.
This exact thing just happened…
We just worked in a house that had been on the market for a year off and on with no offers. They were on their third Realtor and it was vacant.
The homeowner built the house and every tiny detail in the house was chosen by her so her attachment to the house ran strong.
At the end of our installation day, the seller told me that she was nervous because she wasn't confident with what we had done. I wasn't worried. We do beautiful work and we had literally interrupted her connection and love for the house.
Guess what?
The house had a full-price offer before it even hit the market based on the photos alone (the list price was only reduced by $100 from the previous time on the market).
We see phenomenal results like this all the time and I believe it is because the work that we do lightens the energy in a house and buyers can feel that.
And when buyers feel that happiness and lightness, they place offers.

Right?! It’s very true about keeping things for our kids. There are certain items that hold more nostalgia for us than them and that can be hard if they don’t want them. I have kept only a small container for each of my boys with their artwork, papers and school nostalgia, kind of like a little time capsule of their lives. For items with family history or collections that they don’t want, I think that those are things that can be sent out for donation so that someone who is energetically drawn to that item will find them and love them. xo
