What is the best home staging tool? There is truly one shining star in my arsenal.
It isn't the POD or storage space.
It isn't the vacuum, the broom or dustpan.
It isn't even the hammer or level.
The best home staging tool you have is your camera.
It doesn't have to be fancy. Heck, it can even be your cell phone. And you don't even need to have any photography skills whatsoever. You just need to use it. But, the key is when and how you use it. I definitely don't recommend that you take your own listing photos–leave that to the pros.
You can harness the power of your camera at the very beginning of your staging process.
You see, we get what I like to call “house blindness”. We begin to overlook things like the clutter in the corner, the cables coming out of the tv, the crooked chandelier. We become immune to the number of things we have brought into our homes, how much is truly on your walls and how that all looks in a tiny thumbnail of a picture.
Before you decide on what to do to stage your house, take a bunch of pictures and see what stands out to you. Can you appreciate the beautiful molding in your house or is it disguised by furniture and toys? Is there a plunger lurking beside your toilet which creates a visceral feeling for everyone who will see that in a listing photo? These are all of the little things we stop noticing but create total visual clutter in an online listing photo and really serve as a distraction to buyers shopping online.
The fact is, you cannot effectively stage your house without evaluating it the way that a buyer will–through pictures.
