In last week's post, I shared the story of Megan and what it cost her family to not stage their house when they first listed. This week, I want to take a different slant on the same idea–the difference staging makes vs. your neighborhood competition. Here's the story of Sandy and Dan…
Sandy and Dan had a chance of a lifetime. Sandy had the opportunity to move to a beautiful tropical location with her current job. But the move and sale of their house had to happen. Fast. They lived in a beautiful home in a great school district but, the street is a busy one and their property is pretty close to a large water tower. Their super astute Realtor, Jeanne Polizzi, of Coldwell Banker Preferred, here in the Philadelphia area did a phenomenal job walking through their property and giving great staging advice.
But, she knew that they would have to take things further than just decluttering and removing oversized and outdated furniture. She recommended that they have us come in and stage the first rooms that people would see when they came in the front door. Which is totally on the same wavelength with what I tell sellers all.the.time. Invest your time, energy and effort on the first rooms that people will see and they will forgive your circa-1980's polished brass, pink and teal bathroom. Truth.
Selling your home faster with staging
So, at the end of May of this year, we staged their house with rental furniture and accessories. Here's the cool thing. There were 3 other houses on the market on their street at the same time. Here are the screenshots of those listings as of today (8/19/2014).
Our house sold in under 14 days!!!
With multiple offers. Same street. Same. Exact. Street.
Here are the first rooms that our buyers saw:
