Does it feel like your house has been on the market forever?!
Wouldn’t it be amazing if you just put up your “For Sale” sign, your listing goes live on all of the popular Real Estate websites and–poof!–you get an immediate offer on your house? If only that were the case.
Instead, you get your house ready for sale,—you clean, you declutter, you may even buy a few new accessories—your listing goes live, and you wait. And wait. Showing after showing, the feedback comes in from the buyers’ agents that the house shows nicely but they are not at all interested in putting in an offer. Not.at.all. What gives?
In the meantime, the clock is ticking and you watch your neighbors sell while you can’t even start to look for a new house, you’re continuing to put money into a house you don’t want, and you feel completely stuck. You begin to tell yourself that your house isn’t selling because it is:
❖ Outdated
❖ The wrong style
❖ On the wrong street
❖ In the wrong school district
Whatever “that” is, you may feel that it is insurmountable and I am here to tell you that it is not! So why is your house not selling when it seems that you have done everything right?
Your house isn’t selling because there is a “disconnect” with your potential buyers. So what does that mean?
When you are getting slow traffic or buyers not willing to make an offer on your house, your house is missing some point of connection for them. It could be that:
❖ Your house is “neat” but doesn’t jump off the page in your online listing.
❖ Your online listing photos look amazing but the house looks totally different in person.
❖ The first spaces that the buyer sees don’t feel updated and fresh and they can’t see themselves living there.
What you need is to stage your house for the online market to get an offer right away.
Staging is the process of creating an experience for your buyers that goes beyond cleaning, decluttering to creating focal points and accessorizing in a way that gets buyers excited. Your house will evoke such a positive impression that buyers can actually see themselves entertaining for the holidays in the kitchen and their kids playing in the backyard. Staging today also means that you have to optimize your online listing because those itty bitty photos are your first point of sale and can make or break your success in the market.
If staging helps houses sell so quickly, why doesn’t everyone do it?
Unfortunately, a lot of sellers choose not to stage their houses because they perceive it as being very expensive and they don’t want to put money into a house that they are trying to sell. Sellers can also get conflicting advice from well-meaning friends, neighbors and occasionally Realtors. The advice they get is so confusing that they decide to stick to what they know and hope for the best.
Not staging is like showing up to a job interview showered and hair combed but missing the power suit and kick butt attitude. And, not staging can come at a huge cost.
Not just the money not coming in in the form of an offer, that’s obvious. You are also wasting money month after month in mortgage payments, taxes, insurances, maintenance and upkeep. Going beyond decluttering and cleaning and actually staging your house allows you to:
❖ Shorten the number of days your family is displaced with showings
❖ Start shopping for your new house with confidence
❖ Relocate for your new job or next phase of life faster
❖ Get more money in an offer – and sometimes even create a bidding war.
Staging isn’t a luxury. If you are serious about selling your house quickly and for as much money as possible, you must think beyond the mop and dustpan. And I am going to make it super easy for you to stage your house yourself to get an offer fast.
