My Powder Room Before And After

Aaaahh!  The big powder room makeover reveal!  As busy as the past few weeks have been getting this project completed, it has been so great getting to enjoy the new view into the powder room as I come down my stairs each morning.  To catch you up, this is where we started.

Here are a couple of other hideous before photos to refresh your memory.



And I want to share that if this was the bathroom in a house that we were helping to get ready to sell, I would not have recommended a full makeover like we did here or even a partial renovation because in an old house these kinds of renovations are slippery slopes.

For a home staging client, if I had a Styling Evaluation appointment with them, I would have recommended the following:

  • painting the vanity a deep color like Benjamin Moore Narragansett Green or Newburgh Green in satin finish,
  • adding a new brass knob like this one (click image to learn more)

  • adding a new faucet in chrome (chrome is the least expensive finish when selecting bathroom fixtures but beautiful and classic),
  • painting the walls Benjamin Moore Shaker Beige in a flat finish on the walls to relate to the pink beige tile
  • replacing the wall shelf with a single piece of art
  • replacing the mirror with anything…anything.  Seriously anything would be better than what is there!
  • and of course, making the towels origami-folded perfection

The other reason that I would not have a home staging client do more than this is that we always have to consider the house as a whole and the return on investment for any staging project.  I talk a lot about return on investment in my book “Sell Your House in 72 Hours:  The Art of Real Estate Styling” which you can now purchase here on Amazon!  Woot!

In our case, we live in a Victorian house in a desirable neighborhood and school district.  We have a finished basement which is unique.  Most of the basements on our street look like ours did before our renovation:

What ever made us think that we could finish this? This place literally scared me!

We are clearly nuts but highly motivated nuts!

So, with all of those pluses, I would not have had a home staging client invest too much more in that powder room other than cosmetics.

But…I am not selling anytime soon and that powder room needed a full gut!

Our ceilings are 9′ high and in this small of a space it felt like the ceiling was twice that height.  In order to lower it, I did a couple of things.  We added wainscot that mimics a similar trim detail in our dining room:

I also added a built up crown moulding detail at the ceiling along with a beautiful hanging light fixture:

We also had to create a custom sink because we only had space for a 20” wide sink with only 18” of depth. And I’m picky.

So, I worked with Palmer Industries through their website at to create custom legs for this gorgeous solid marble sink from Tashmart

And here is the result!  I’m super happy with how it came together and both Tashmart and Palmer Industries made it beyond easy to create this gorgeous little gem.
